Selling a Home

Owning a property is one of the most expensive assets you will ever have therefore, when it comes to selling, it is very important you choose the right agent to sell your home.

Firstly, one of Archer & Partners directors, Graeme Archer MNAEA or David Shelton MNAEA offer a free market appraisal. Upon our visit we will carry out a detailed viewing of the property and it is most helpful for us if homeowners are able to show us documents relating to the property, for example any guarantees for cavity wall insulation, replacement windows etc. as well copies of planning permissions and building regulation certificates. We will then provide you with our estimate for a guide price range and a recommended asking price. This is supported by way of comparable properties recently sold or on the market within your immediate area and suggestions to presenting your home in readiness for marketing.

Once you have made your decision to put your home on the market an Energy Performance Certificate (EPC) must be instructed prior to marketing. An EPC can only be produced by a Domestic Energy Assessor (DEA), who must be approved by a Government Accreditation Scheme. After their inspection they will indicate, in a report, how energy efficient the property is. These results are shown on a coloured bar chart and the ratings are banded between A and G. The left hand column shows the current figure and the right hand column shows the potential figure. The banding must now be shown on our sale particulars and on our website there is a link with each property to view the front page and we are more than delighted to email the full report if required. Archer & Partners will produce sale particulars, which will include photographs, room measurements and a floor plan. We will display your property in our newly installed illuminated window. The property is also placed on the internet on,, and as well as a newspaper advert in the Eastbourne Herald. We have a newly designed website and we also like to keep to the old fashion way of telephoning and emailing/texting, posting properties to buyers as and when they become available. A for sale sign can be displayed at your property and this is a very important marketing tool for the seller, as many buyers enquire about a property after driving or walking around their preferred areas. During our open hours we offer to accompany viewings as this way we can provide you with the various comments from the potential buyer. Once we have agreed a sale on your property we will be able to guide you through the transaction and progress the sale towards an exchange of contracts as soon as possible. We will be dealing with solicitors, surveyors, mortgage consultants and other estate agents if there is a chain of sales involved.
